Why Central Indiana's Soil Is Tough on Foundations

Most of the Indianapolis metro sits on glacial till — a dense, clay-heavy soil left behind by glaciers thousands of years ago. Clay soil absorbs water and expands, then dries out and shrinks, in a repeating cycle tied to the seasons. That expansion and contraction is the single biggest cause of foundation movement in Central Indiana homes, and it affects new construction and century-old houses alike, because it's a property of the ground, not the building.

What glacial till actually is

During the last ice age, glaciers pushed across what's now Indiana and left behind a mix of clay, silt, sand, and rock fragments called glacial till when they retreated. In much of the Indianapolis metro, that till is dense and clay-heavy, which gives it a particular property: clay minerals absorb water into their structure and physically expand, then release it and contract as they dry. Sandy or rocky soil doesn't do this nearly as much, which is part of why the same house built on different soil types can have a completely different foundation history.

Why it shows up as a seasonal pattern

Homeowners sometimes notice that cracks seem to open up a little in late summer and close back up in spring, or the opposite. That tracks with the expansion-contraction cycle: soil dries out and shrinks during hot, dry stretches, pulling away from the foundation slightly, then swells again with fall and winter moisture. A foundation that's already under stress will often show its worst symptoms at the seasonal extremes.

Why this affects new construction too

It's a common assumption that only old houses have foundation problems. In practice, we see a steady stream of calls from homes under ten years old, particularly in newer subdivisions across Hamilton, Hendricks, and Boone County. Freshly graded and backfilled soil hasn't fully compacted yet, so it moves more in its first several years than soil that's been settled for decades — which is exactly why early cracks in newer homes are often minor and highly fixable if addressed while they're still small.
