Why it happens

A lot of homes in the older parts of the Indianapolis metro, and quite a few newer builds out toward Hendricks and Hancock County, sit on a crawl space instead of a full basement. Left open with a dirt floor and vented to the outside — the way most were built for decades — that crawl space pulls in humid outside air all summer, which condenses on cool ductwork and floor joists and quietly feeds wood rot and mold you won't see until you're already dealing with sagging floors or a musty smell upstairs. Encapsulation seals that space off from the outside: a heavy vapor barrier covers the dirt floor and runs up the walls, seams are sealed, vents are closed, and a dehumidifier keeps the humidity in a controlled range year-round. Sealed Vents & Access Door

Foundation vents are closed and insulated, and the access door is replaced with a sealed, insulated unit — stopping humid outside air from entering in the first place.

Dehumidification

A crawl-space-rated dehumidifier maintains humidity in a safe range automatically, which is what actually stops mold from coming back after the initial cleanup.

Crawl Space Sump Pump

Where standing water is a factor, a dedicated sump pump is set into the encapsulation system so ground water is captured and removed rather than trapped under the new barrier.
